WHATS INCLUDED IN THE HOME INSPECTION?A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. Please refer to the Standards of Practice.
We normally take 3/4 hours to complete a home inspections, we touch on 10/11 aspects of the home, exterior, interior, roof, chimney, appliances, HVAC, basement, crawlspace, electrical, plumbing and attic, visible insulation, doors and windows.
We cannot see through walls, were not going to be able tell you if insulation was added, we do utilize a temperature gun to help us determine if walls may be insulated.
WHEN SHOULD I REQUEST A HOME INSPECTION?The most common time to request an inspection is right after you’ve made an offer of your intent to purchase the home. Ask your agent to include an inspection clause in your contract, making your home purchase contingent on the results of a professional home inspection. A less common home inspection request is when a homeowner is thinking about selling their home but wants to have it inspected so they are able to address any issues prior to putting the home up for sale.

Our fees are a ballpark figures. I'm sorry, we cannot guarantee a fee on a 4 Bd home, 4,000 sq home the same as a 4 Bd, 1,500 sq home. One is just bigger than the other and will take longer to inspect. If you have any additional questions please reach out.
WHEN CAN I EXPECT THE COMPLETED REPORT?We complete reports within 24 hrs or the following morning. We do ask that all fees are paid prior to receiving your home inspection.
HOW DO I SUBMIT TO AN HOME INSPECTION?We use an online agreement form. Please refer to out Contact page: Inspection Agreement. When you decide to have a Home Inspection with us, we will send you a link to complete an online agreement.
We do schedule inspections, 7 days a week, 7am- 9pm. Due to sunrise and sunset of the season we are in, we always take into consideration the natural light that is available to us.

DO I NEED TO BE PRESENT FOR THE HOME INSPECTION?No, it’s not necessary to attend the inspection. We do however strongly recommend the buyer be present during the home inspection. As we notice defects, we are always willing to walk the client through the defect. This is a great opportunity for the home buyer to ask any questions to get a clear understanding of any issues identified during the inspection.
WHAT IF THE UTILITIES , WATER, ELECTRIC AND GAS ARE NOT ON?We are still able to complete the inspection, we however do recommend calling the seller or real state agent and request that all utilities be turned on. Having these turned on is best for all parties involved to help eliminate any doubt.
